What is The COST of Contracting an Accredited Buyers Agent?
Perhaps a better question may be, "What will it cost me if I don't use an
Accredited Buyer Representative?" Purchasing a home without representation
is possibly the largest financial risk one can make. Failure to discover
the actual value of the property or defects in the property can be very
costly mistakes. The best buyer's agent will guide and coach you through the process,
while protecting and promoting your best interests. With a buyer's agent you can freely ask for advice, and
we proactively act to discover and avoid foreseeable problems.
Who Pays the Buyer's Agent Fee?
What is intriguing for the home buyer is that we do NOT charge a fee to
our buying clients for services as an Accredited Buyer Representative. The
buyer agent's fee is typically developed from the sales commission paid by
the home seller. Now, even though our fee is paid by the seller, the seller
is informed in writing that we represent, exclusively, the interests of
our
buying client. That, we, in no way owe any duties to the seller. As a
result of our ABR status, our home buying clients enjoy the security of
knowing that they have highly qualified, professional representation
working for them, instead of the seller, to represent their interests &

Why Do You Need a Buyer's Agent?
Purchasing real estate is a complex process and is a major FINANCIAL
transaction with many details to be handled, all of which can affect the

FINANCING -
If you require home financing, we’ll recommend three local Mortgage
Lenders to assist you in obtaining the best possible loan, competitive
interest rates and keeping your closing costs as minimal as possible.
FINDING YOUR HOME
- We are knowledgeable with the residential real estate market both
new and resale throughout the entire Moore County area and specialize in
servicing the Pinehurst, Southern Pines, Whispering Pines, Seven Lakes and

PAYMENT – We’ll provide the buyer with an estimate of the costs
required to purchase your home and approximate monthly investment.
ACCEPTED OFFER -
You are "ALMOST home" when the home seller/owner accepts your
offer. This is the beginning of the escrow and due diligence process.
ESCROW PROCESS
FINANCING -
As your Buyers Agent, we will monitor the entire loan process and will be
available to answer all of the questions you may have.
HOME INSPECTIONS
- As your Buyers Agent, we highly recommend that our clients have
professional Home Inspections on all residential real estate transactions
conducted. Upon your request, I can provide a complete list of local
licensed home inspectors available from which the home buyer can select
one of their choice. We also recommend that our home buyers be present
during the home inspection process.
HOME WARRANTIES -
As your Buyers Agent’s, we recommend that our clients obtain a one year
home warranty on all residential transactions, and routinely attempt to
negotiate that as an inclusion, paid for by the seller. We can provide
the home buyer with a list of home warranty companies and ensure the home
warranty is in place at the time of closing.
HOME OWNERS
INSURANCE - As your Buyers Agent, we assist you in ordering your
Homeowners insurance which needs to be ordered prior to the close of
escrow.
SETTLEMENT -
As your Buyers Agent, we will review your escrow instructions, loan
documents and set your closing appointment for you.
CLOSE OF ESCROW -
Your home purchase transaction has now been recorded and title has
officially conveyed to you. We will meet and present your keys just as
soon as they become available to us.
FOLLOW UP -
