What is The COST of Contracting an Accredited Buyers Agent?

Perhaps a better question may be, "What will it cost me if I don't use an Accredited Buyer Representative?" Purchasing a home without representation is possibly the largest financial risk one can make. Failure to discover the actual value of the property or defects in the property can be very costly mistakes. The best buyer's agent will guide and coach you through the process, while protecting and promoting your best interests. With a buyer's agent you can freely ask for advice, and we proactively act to discover and avoid foreseeable problems.

Who Pays the Buyer's Agent Fee?

What is intriguing for the home buyer is that we do NOT charge a fee to our buying clients for services as an Accredited Buyer Representative. The buyer agent's fee is typically developed from the sales commission paid by the home seller. Now, even though our fee is paid by the seller, the seller is informed in writing that we represent, exclusively, the interests of our buying client. That, we, in no way owe any duties to the seller. As a result of our ABR status, our home buying clients enjoy the security of knowing that they have highly qualified, professional representation working for them, instead of the seller, to represent their interests & real estate INVESTMENT concerns at no direct cost.

Why Do You Need a Buyer's Agent?

Purchasing real estate is a complex process and is a major FINANCIAL transaction with many details to be handled, all of which can affect the ultimate true value of the purchase. In the majority of cases the seller will be represented by an agent. Furthermore, most real estate agents traditionally have worked primarily for the home seller's best interest. However a recent change in the law allows the buyer of residential real estate to hire a Buyer's Agent to work for them. Up until recently, most people were unaware of this previous agent/home seller relationship which tended to be adversarial to the home buyers interest.

Further we'll interpret the market and comparable homes, walk you through the process of negotiation, recommend professional services for your home buying needs, show you all available homes - including homes for sale by the owner, new homes, and more. You need someone to look out for your interests - someone who is committed to you, not the seller! Therefore it is wise to take advantage of this new home buyer’s legal right to have competent and fair representation for the buyers interest in a real estate transaction.

What Professional Services Do We Offer as a Buyer's Agent?

A buyer’s agent advice and consultation provides the home buyer peace of mind. Having an experienced, knowledgeable real estate professional negotiating for you helps to set a more buyer-favorable offering price, and structuring other terms of the offer. A buyer's agent will be able to share information as he becomes aware of any new factor or development that may occur - and usually does.

INITIAL CONSULTATION - We conduct an extensive needs analysis to determine your wants, needs and priorities in terms of location, financing, price, amenities and other criteria so that we can efficiently and effectively assist you in your home purchase.

RELOCATION - If the prospective home buyer is relocating from outside of the area, we help to familiarizing you with the various Pinehurst area communities & neighborhoods to enable you to select the best location for your lifestyle and investment needs. We will strive to make your relocation to our area as smooth as possible and can assist you with coordinating the many tasks involved.

FINANCING - If you require home financing, we’ll recommend three local Mortgage Lenders to assist you in obtaining the best possible loan, competitive interest rates and keeping your closing costs as minimal as possible.

FINDING YOUR HOME - We are knowledgeable with the residential real estate market both new and resale throughout the entire Moore County area and specialize in servicing the Pinehurst, Southern Pines, Whispering Pines, Seven Lakes and Sand Hills area real estate markets. If you are undecided upon a specific location, my concise overviews of the various areas can help to ultimately narrow your search so that you can make the best choice of neighborhood for your home purchase.

NEW OR RESALE - We can provide you with information on the pro-and-con merits of buying new or resale homes in the Greater Pinehurst market - which most likely has much different dynamics than you are familiar with where you currently reside. I will ensure that the home buyer has the opportunity to understand the merits of both purchase options to make the best decision for your particular home buying goal.

NEGOTIATING PRICE - We can assist the home buyer in obtaining the best possible price and terms for purchasing EITHER a new or resale home.

NEW - When purchasing new home, it doesn't cost the home buyer anything to use the services of an Accredited Buyer Representative and may save you money by ensuring that your best interest has been represented in the purchase negotiations.

RESALE – We’ll provide you with a Competitive Market Analysis (CMA) before structuring an offer to further assist you in determining a competitive offering price on the home of your choice to ensure that you would be purchasing at market value, or even more favorable investment value.

CLOSING COSTS & PAYMENT – We’ll provide the buyer with an estimate of the costs required to purchase your home and approximate monthly investment.

ACCEPTED OFFER - You are "ALMOST home" when the home seller/owner accepts your offer. This is the beginning of the escrow and due diligence process.

ESCROW PROCESS

FINANCING - As your Buyers Agent, we will monitor the entire loan process and will be available to answer all of the questions you may have.

HOME INSPECTIONS - As your Buyers Agent, we highly recommend that our clients have professional Home Inspections on all residential real estate transactions conducted. Upon your request, I can provide a complete list of local licensed home inspectors available from which the home buyer can select one of their choice. We also recommend that our home buyers be present during the home inspection process.

HOME WARRANTIES - As your Buyers Agent’s, we recommend that our clients obtain a one year home warranty on all residential transactions, and routinely attempt to negotiate that as an inclusion, paid for by the seller.  We can provide the home buyer with a list of home warranty companies and ensure the home warranty is in place at the time of closing.

HOME OWNERS INSURANCE - As your Buyers Agent, we assist you in ordering your Homeowners insurance which needs to be ordered prior to the close of escrow.

SETTLEMENT - As your Buyers Agent, we will review your escrow instructions, loan documents and set your closing appointment for you.

CLOSE OF ESCROW - Your home purchase transaction has now been recorded and title has officially conveyed to you. We will meet and present your keys just as soon as they become available to us.

FOLLOW UP - We continue to stay in touch with our clients through systematic follow up and monthly newsletters designed to to keep you abreast of market dynamics and provide many tips on how to increase the value of their real estate investment.
